In order to rent out your property for holiday rentals, you have to obtain a Tourist Rental Licence. It’s obligatory to possess a Tourist Rental Licence when advertising your property on booking platforms. For those not complying with the regulations, will receive hefty penalties.

Do I have to pay tax on generated rental income?

You will have to provide your short term rental income on your annual tax declaration (IRPF) under real estate return investestment. (Rendimientos de Capital Inmobiliario). Assuming you are RESIDENT in Spain.

Tax brackets are as follows:

  • 0 till 12.450€ – 19%
  • 12.450€ till 20.200€  – 24%
  • 20.200€ till 35.200€ – 30%
  • 35.200€ till 60.000€ – 37%
  • 60.000€ till 300.000€ – 45%
  • More than 300.000€ – 47%

Non-Resident in Spain are as follows:

 Non-EU countries 24%

When and how do I get paid?

We transfer your rental income between the 1st and 10th of every month via bank transfer.

We send invoice after rental earnings haven been deposited. Our only pay-out method is via bank transfer.

And what if I want to use my property for holidays?

You are the Jefe! Just let us know your dates, and we will block them on your property calendar to prevent over bookings.

  • House Insurance
  • Latest paid Council Tax (IBI) 
  • Habitation Licence 
  • Energy Certificate

Long Term Rental Section

Any possibilities of any tax reductions?

You are able to reduce the following taxes:

  • Council tax (IBI) 
  • Bin Collection (Tasas Basuras) 
  • Community Fees
  • Mortgage interests
  • Water 
  • Electricity
  • Gas
  • House Insurance

Furthermore you are eligible for a further 60% income tax reduction if the tenant is using your property as main residence.

Do you screen long term tenants?

We screen tenants and check:

  • 3 last payslips
  • Labour contract
  • Self-employment status
  • Employment history
  • Landlord References
  • Personal Situation
  • Pension Payouts
  • Bank Account and Statements

We are not able to check for credit history, eviction history or debt databases due to data protection.

Is it a good Idea to rent my property for long term?

It all depends on your needs of the property and investment prospect.

Long term rental could provide a stable income and provides almost no overheads. And, for obvious reasons, fewer restrictions comparing if you had to rent it out for holiday rentals.

I rather rent my property for 11 month with option for renewal.

The famous 11-Month rental contract has been nulled by the Spanish Rental Decree Law this tenancy act has been reformed for the housing emergency back in 2018. This means that in an event having an 11-Month rental contract and the tenants do not wish to leave the property they are in their legal right to stay up to a maximum of 5 years.
